Overcoming Barriers to Innovation in the Building Industry

We live in an era of accelerated innovation. All around us we are

immersed in a sea of new technologies and products that were

very recently confined to comic books and science fiction tv-se¬

ries. Yet in this storm of innovation the building industry seems

to stand out for it's committed old fashioned-ness.

W h i l e s o m e i n c r e m e n t a l l y i n n o v a t i v e m a t e r i a l s d o r a p i d l y d i f f u s e t h r o u g h t h e m a r k e t , t h e r e have b e e n r e l a t i v e l y f e w d i s r u p t i v e i n n o v a t i o n s . In p a r t i c u l a r a n u m b e r o f d e v e l o p m e n t s t h a t c l a i m t o o f f e r s i g n i f i -c a n t a n d d i s r u p t i v e b e n e f i t s t h r o u g h i n t e g r a t i o n have b e e n v e r y s l o w in c o m i n g . I n n o v a t i o n s in p r o c e s s i n t e g r a t i o n s e e m e d t o be s t u c k o n t h e l o w e r p a r t o f De Tarde's S - c u r v e o f i n n o v a t i ' o n d i f f u s i o n ( K i n n u n e n 1 9 9 6 ) For e x a m p l e , t h e p r i n c i p l e s o f B u i l d i n g I n f o r m a t i o n M o d e l l i n g (BIIVI) have b e e n know/n s i n c e t h e 1 9 7 0 s ( E a s t m a n , Fisher e t al. 1 9 7 4 ) . Yet it has o n l y r e l a t i v e l y r e c e n t l y b e g u n t o d i f f u s e t h r o u g h t h e i n d u s t r y , f i r s t in N o r t h A m e r i c a , a n d n o w in o t h e r c o u n t r i e s s u c h as T h e N e t h e r l a n d s . It s e e m s t h e r e f o r e t h a t , in t h e b u i l d -ing i n d u s t r y , t h e r e is a s i g n i f i c a n t g a p b e t w e e n t h e d e v e l o p m e n t o f n e w t e c h n o l o g i e s a n d i n n o v a t i o n . I n n o v a t i o n , w h i c h w e use t o d e s c r i b e p r e -cisely t h o s e n e w t e c h n o l o g i e s a n d p r o c e s s e s t h a t b e c o m e d i s s e m i n a t e d t h r o u g h o u t an i n d u s t r y - l e a d i n g t o s i g n i f i c a n t c h a n g e in p r a c t i c e s o r p r o d u c t s . T h i n k i n g u p t h e n e w t e c h n o l o g y , w h e t h e r it is a n e w m a t e r i a l , d e v i c e o r p r o c e s s , is o n l y h a l f t h e w o r k . A n e w t e c h n o l o g y has t o be t a k e n u p a n d c h a n g e a n i n d u s t r y t o b e c o m e a p r o p e r i n n o v a t i o n . In t h e b u i l d i n g i n d u s t r y it is n e w d e v e l o p m e n t s in p r o c e s s i n t e g r a t i o n t h a t s e e m t o o f f e r t h e b e s t c h a n c e f o r s i g n i f i c a n t o r d i s r u p t i v e i m p r o v e -m e n t in p e r f o r -m a n c e , e.g., B I M , I n t e g r a t e d C o n t r a c t s a n d S u p p l y C h a i n M a n a g e m e n t . T h e p r i n c i p l e o f i n t e g r a t i o n in t h e b u i l d i n g i n d u s t r y has h a d m a n y a d v o c a t e s a m o n g b o t h p r a c t i t i o n e r s a n d a c a d e m i c s , e.g., ( H o w a r d , L e v i t t e t al. 1 9 8 9 , N a m a n d T a t u m 1 9 9 2 , D u l a i m i , Y.Ling e t al. 2 0 0 2 , B a l d e n , Price e t al. 2 0 0 6 , F o r g u e s a n d Koskela 2 0 0 9 , G a m b a t e s e a n d Fiallowell 2 0 1 1 b ) . H o w e v e r it is o n l y in t h e last f e w y e a r s h a v e b u s i -nesses in t h e c o n s t r u c t i o n i n d u s t r y b e g u n s y s t e m a t i c a l l y t o t a k e u p t h e s e i n i t i a t i v e s . O n e is t h e r e f o r e e n t i t l e d t o ask w h y it is t h a t t h e s e p r o m i s i n g t e c h n o l o g i e s a n d p r o c e s s e s have b e e n so s l o w l y t a k e n up?

T h e p r o c e s s o f u p t a k e o c c u r s o n t w o d i s t i n c t levels: a d o p t i o n , o r t h e d e c i s i o n by a n i n d i v i d u a l b u s i n e s s t o a d o p t a n i n n o v a t i o n ; a n d d i f f u s i o n , o r t h e s o c i a l p r o c e s s t h r o u g h w h i c h i n n o v a t i o n s s p r e a d t h r o u g h o u t a n i n d u s t r y . He p r o p o s e d t h a t t h e r e a r e five i n -t r i n s i c p r e c o n d i -t i o n s f o r s u c c e s s f u l i n n o v a -t i o n : 1) r e l a t i v e a d v a n t a g e , 2) c o m p a t i b i l i t y , 3) c o m p l e x i t y o r s i m p l i c i t y , 4) f r i a b i l i t y , a n d 5) o b s e r v a b i l i t y . R e l a t i v e a d v a n t a g e r e f e r s t o t h e n e t financial b e n e f i t o f f e r e d by t h e i n -v e n t i o n C o m p a t i b i l i t y r e f e r s t o t h e d e g r e e t o w h i c h t h e n e w d e -v i c e o r p r o c e s s is c o m p a t i b l e w i t h e x i s t i n g p r o d u c t s , p r a c t i c e s a n d m a r k e t s . T a k i n g B I M as an e x a m p l e a g a i n w e c a n see h o w t h e s e p r e - c o n d i t i o n s w e r e n o t a t first m e t . B I M c e r t a i n l y w a s n o t c o m p a t i b l e w i t h e x i s t i n g p r a c t i c e s s u c h as m a n u a l d r a w i n g s o r t h e c l e a r s e p a r a t i o n o f r e s p o n -s i b i l i t i e -s o f d i f f e r e n t d e -s i g n e r -s . Even w i t h t h e e v e n t u a l d e v e l o p m e n t o f C A D p r o g r a m s , p o r t i n g d a t a b a c k a n d f o r m f r o m 2-D C A D m o d e l s r e m a i n s a s i g n i f i c a n t b a r r i e r t o t h e use o f B I M s y s t e m s . B I M is c o n c e p t u a l l y s i m p l e , b u t a p p e a r s q u i t e c o m p l e x , e s p e c i a l l y t o firms n o t y e t f a -m i l i a r w i t h t h e t e c h n o l o g y . Hans Wamelink

Hans Wamelink (1963) has been a professor at the d e p a r t m e n t of Real Estate and Housing since 2006. Currently he is the interim dean of t h e faculty Architecture and the Built Environment. His focus is on t h e coorperation be-t w e e n various parbe-ties in complex processes. He is a contributor t o t h e field of design management and construction process inno-vation. He has a background in Civil Engineering and specialized in Constructive Hydraulic Engi-neering / Civil Business Adminis-tration at t h e Delft University of Technology
