The plan / map is hard to read and is confusing. It does appear as if there will be a road coming into Nathan Lane possibly.

That is a very bad idea , there is already to much traffic in OUR Maple Acres neighborhood.

More traffic and or ANY construction traffic will not be acceptable on these streets. There should not be access to the proposed neighborhood from the west. There should be instead a wall / buffer along Nathan lane and NO ROAD ACCESS

Wednesday DRHorton sent a mass mail to people in my Neighborhood , MAPLE ACRES They intend to build 127 houses on a tiny parcel of land. This has been dubbed Avery Park. The property is now occupied by a greenhouse. The proposed diagram shows access from the west into this development from NATHAN LANE , which is a narrow city / residential street. This would be a T road that would enter across from existing housing. From there traffic would have to wind through a busy I would say capacity used streets. There are only a couple roads out that would either end up on Co RD 30 and interfere with Junior High School car and pedestrian traffic OR Revere lane at 95th ave 4 way stop. This again will be a safety problems with neighborhood as well as SCHOOL traffic . Our streets were not designed for this. The neighborhood residents are in agreement that this is NOT acceptable

Another concern is CONSTRUCTION TRAFFIC. A few years ago our streets were redone and WE the home owners were assessed thousands of dollars. The neighborhood residents are in agreement that this is NOT acceptable. We paid a lot of money and now DRHorton gets to use for access?? This is going to be a problem.

The only feasible option we can see that ANY AND ALL ACCESS SHOULD BE ONLY FROM JEFFERSON HIGHWAY WHERE ACCESS TO GREENHOUSE IS NOW

The builder is having a "meeting" at advent Lutheran Church 23 SEPTEMBER at 6:00PM City of Maple Grove is having meeting 26 OCTOBER at city hall

City staff is working with the applicant, D.R. Horton, on various options for access into the property and will provide an analysis to the Planning Commission and City Council on those options when this application is scheduled to go before them.

I would note that Lancaster Lane does not bump up to this Ahrens greenhouse property, the two property owners at the end of Lancaster own all of the property adjoining the Ahrens greenhouse property and so that is not an option for access.

Feel free to email me directly if you have further concerns you wish to raise and those concerns will passed on to the Planning Commission and City Council as part of our staff report.

I live right on Nathan Lane -- right where the development access is going to be for the Avery Park (my driveway is across the street from the access proposed). I do not have an issue with the new development;

however, I do have concerns over where the access is proposed.

One concern is with an access in this location, the traffic will likely increase. If traffic increases through the residential area, then there will be more accidents, which could leave to fatalities. Nathan Ln is not a heavily traveled road, and there are some vehicles that fly down 95th Ave and take the turn onto Nathan like a bat out of you know where. I have seen many times in my 34 years here where people/children/animals are closing to being hit, myself included. If the access point to the new development and on to Jefferson is where it is proposed, I do see many potential accidents.

Another concern I have is that the access is right across from my driveway. While I know change is inevitable, the access would cause increased traffic -- potentially -- in my driveway with vehicles turning around if lost, or

needing to park on the streets of the new neighbors so turning around to do so... I do understand that access to the development is needed, but could there be another alternative to Nathan?

A potential solution would be 2 access points off of Jefferson. I believe in one of the emails, it was mentioned that 2 access points are required. Could that be an alternative - 2 access points right on Jefferson?

I know that Lancaster Ln is a cul-de-sac now, and I am sure that the residents there would like to keep it that way, but that is another possible access point.

I look forward to further communications and look forward to future meetings regarding the development of Avery Park.

I did leave before the unveil of proposed development with cul de sac instead of outlet onto NATHAN LANE was shown. I would like to see that

I still do think multiple access from JEFFERSON would serve both the old Maple Acres Community and the new proposed development best. An entrance / exit to south where east west white fence is now and another to be arranged with MN DEPT TRANSPORTATION MNDOT onto Jefferson but further North would suffice.

A path with potential for FIRE RESCUE AMBULANCE egress from NATHAN LANE sounds like idea worth looking into Please share ideas / plans / maps etc.
